Position: Apartment Property Manager
Status: Full Time
Hours: M-F 8:00am-4:30pm
Location: Downtown Appleton, WI

Pfefferle Management is a family owned business that has experienced consistent growth in the 50 years since its founding. In addition, Pfefferle Management’s Residential Division manages 56 apartment and condominium complexes, totaling over 2,300 residential units.
An Apartment Property Manager is responsible for everything that is necessary to meet the needs of the managed properties that have been assigned to them. This includes overseeing the maintenance of the property through regular visual inspections, issuing work orders and following up on their progress, as well as working to minimize vacancies through conducting professional showings and collaborating with owners and developers to keep units fresh and inviting.
Responsibilities
· Collaborate with owners, developers and tenants
· Monthly inspections of properties, (or more frequently if needed)
· Showing vacant units
· Update Appfolio with new documents and photos
· Create leases and send to perspective tenants
· Conduct move-ins with new tenants
· Monitor delinquent rents, work with tenant and Accounting to bring rent up to date
· Conduct move out inspections identifying and addressing any issues
· Make sure properties are neat and clean, inspecting the housekeeping of common areas and the maintenance and curb appeal of outdoor areas including lawn care in summer and snow and ice removal in winter
· Monitor maintenance issues and follow up with both internal and external staff regarding progress of resolving maintenance issues
· Insure contracts are in place for lawn care and snow removal
· Review inspections with Accounting to ensure rental rates are appropriate for the condition of the units
· Answer phones while in the office
· Maintain communication with owners and tenants and respond to questions in a timely manner
· Develop a strong working knowledge of Appfolio and Microsoft office
Qualifications:
High School Diploma or GED
2+ years of experience related to residential property management
Proficient with Microsoft Office
Team player
Strong customer service skills
Reports to:
Residential Department Manager
