Real Estate Leasing Director – Full Time
Job Overview-
The initial role of the Chatham Bay Residential Leasing Director will be to market and lease a newly-constructed, $50,000,000 luxury rental home community in Dover, Delaware. The position requires both on-site presence in Dover and on-site presence at our corporate office at 4001 Kennett Pike, Wilmington, DE.
This role requires high energy, a burning desire to make a real difference in people’s lives and a commitment to anticipate and exceed the expectations of our residents and customers. The position combines sales, customer service and marketing to lease luxury rental homes and build excellent relationships with guests and residents.
The Leasing Director will be responsible for the on-site leasing efforts and will report directly to a member of Chatham Bay’s senior management team.
Upon successful completion the Dover project the Leasing Director will then undergo a performance review with senior management and be eligible for similar or greater responsibility on additional development projects.

Essential Duties & Responsibilities:
· General Project Knowledge
· Conduct all business in accordance with company policies and procedures. Fair Housing, Americans with Disabilities Act, Fair Credit Reporting and all other laws pertaining to apartments
· Successfully sell property’s products and services to prospects
· Meeting potential renters and guiding them on tours of available units
· Following up on leads for potential renters
· Maintain thorough product knowledge of the property and competitors
· Assist senior management in developing and implementing effective marketing strategies to increase property traffic and internet leads.
· Responsible for generating qualified traffic, by way direct email, business outreach, locator/realtor solicitation and other lead generation activities as necessary
· Ensure guest cards are complete, entered into the property management software, and follow up procedures are completed for every prospect
· Ensure leasing office, tour path, vacant units, amenities and general curb appeal of community is pleasing to all 5 senses and is impeccably clean
· Conduct weekly remote outreach marketing and locator/realtor solicitation to promote the project and establish favorable referral relationships
· Maintain online internet marketing, effectively track traffic and respond to internet leads

· Develop and maintain first class customer service relationships with prospects and resident
· Manage and resolve initial resident concerns
· Performing background checks, credit checks and other responsibilities to see if prospective renters are qualified
· Preparing leasing documents for potential renters using property standards and regulations
· Monitor initial outstanding work orders and constantly communicates with maintenance staff to insure 24-hour guarantee
· Plan, organize and conduct resident functions as needed and as directed by senior management
· Complete market survey as directed by senior management
· Assist in coordinating resident delivery’s, packages and services
· Follow up on work orders and services to ensure resident satisfaction
· Accurately prepare and be thoroughly knowledgeable with all lease-related paperwork, from the application process through move out. This includes processing applications, preparing move in information, lease files, renewal letters and renewal leases, completing brochures, completing move out requests, and any other forms utilized as they relate to leasing and resident relations
· General clerical assistance including but not limited to answering phones, taking messages, managing the facilities/work orders in the property management software, filing, and ordering office supplies
· Complete leasing reports as required
· Meet closing and telephone conversions ratio goals
· Keep an eye on community facilities such as mailrooms, fitness centers and laundry rooms
· Keeping residents informed of any changes to rental agreements or upcoming property issues
· Handling the initial collection of rent payments, security deposits and application fees
Required Skills and Experience
- Possess excellent communication and negotiation skills (speak clearly and concisely) - convert phone calls to tours, property tours to leases and internet leads to tours and/or leases
- Possess at least 3 years residential leasing experience
- Persuasive with marketing, sales, and problem solving skills
- Proven work experience as sales and or leasing
- Working knowledge of real estate law and leasing practices (training will be provided)
- Proven track of successful sales record preferred
- Up to date with property market status
- MS Office familiarity
- Yardi experience (preferred)
- Excellent communication and negotiation skills
- Customer service orientation
- BS degree in real estate or similar (preferred)
Schedule:
· 40-hour weeks
· Combination of weekends and certain week days
