Job Description
David Weekley Homes is hiring a Land Acquisition Manager to join our Denver Division.
The ideal candidate will have a minimum of two years experience in residential land development or significant Land Brokerage experience with strong relationships already developed in the metro Denver area.
Key Accountabilities and Objectives:
Works with and supports the Land Development Department as well as Area and Division Presidents in the identification, evaluation and development of new residential communities
Participate in site selection, due diligence review, underwriting, and approvals for proposed new land acquisitions for the development of new residential homes
Network with Developers, Brokers, Homebuilders, Engineers, and other resources for new land and lot option opportunities.
Manage land and lot pursuits, Letter of Intent (LOI) submittals, and negotiations with prospective sellers.
Manage customer retention software for property owners and brokers in targeted submarkets
Making evaluations, and proforma analysis, of how the land opportunity “fits” with our strategy
Work with the Land & Legal team to review and finalize contracts
Work with local engineers in evaluating site plans and development considerations.
Physically visit each newly presented opportunity and evaluate how this opportunity fits with DWH business plan
Make recommendations to management regarding which land opportunities to pursue
Manage current lot takedowns and projections
Maintain a high level of visibility in the home building business, actively participating in the community, civic and business organizations pertinent to the industry
Interact, manage and oversee the efforts of outside parties (engineers, land owners, real estates brokers, attorneys, contractors, architects, homebuilders, planners, contractors, city representatives, joint venture partners) as needed
Conducts market research as needed
Prepares budgets, evaluates bids and conducts financial analysis, as needed
Collaborate with corporate-based teams, Area President, Division Presidents, Project Managers to communicate business terms of land deals and competitive opportunities
Job Requirements:
Some travel required
3-5 years homebuilding/construction experience minimum
Bachelor's degree in engineering, finance, real estate or a related field preferred
Excellent oral and written communication skills with an ability to confidently persuade others and to think creatively to resolve objections
Ability to review prospective deals efficiently and to probe and ask the appropriate questions to evaluate deal offers effectively
Strong technical and analytical skills, with financial, market, and economic impacts and considerations.
Solid Microsoft Word and Excel skills
Ability to utilize Geographic Information System (GIS) based platforms, Zonda software, MLS, and local government online resources to conduct market research and analysis
Previous experience with legal documents

Pay Range: $100,000-$140,000/year based upon required experience and skills, plus merit-based bonuses
